Scratches
Common causes: moving furniture on the ground, moving boxes that are not securely packed etc.
Liability: The distinction between fair wear and tear and excessive wear and tear is not clear cut. If the marks/scratches on the ground is concentrated and repeats a pattern like the image above then it should be considered as excessive tear and wear due to renter negligence and not fair wear and tear. Precaution could and should have been undertaken.
Chips/Dents
Common causes: dropping items onto the floorboard etc.
Liability: The above causes do not reflect natural wear and tear. When renter accidentally drop items such as pan, cups, plates. It should be considered as accidental damages. Precaution could have been taken. As a result, these should be considered as renter negligence.
Holes
Common causes: natural wood imperfections, drill holes and burnt holes.
Liability: Some hardwood floorboard have its own natural imperfections, and with normal use, the hole may increase in size over the years. To avoid, tripping, the rental providers may choose to have these holes filled. On the other hand, holes that do not falls within the natural imperfection category are not natural or fair wear and tear. Precaution could have been taken. As a result, these should be considered as renter negligence.
